Byron Goetting has prepared over 1,250 reserve studies for all types of Homeowner Associations, including master-planned communities, country clubs with golf courses, and high-rise condominiums. He has also prepared reserve studies for commercial business parks, apartment complexes, churches and other facilities. He has prepared reserve studies in seven states across the country.
Many reserve analysts pride themselves on their engineering background however, a reserve study is a budgeting tool and no other reserve analyst can match Mr. Goetting’s financial and economic background. Most community managers and board members have little knowledge in reading and understanding financial documents and heavily rely on Byron to explain the reserve study and funding recommendations in ways that are easy to comprehend.

Tyler has over 9 years of experience coordinating various projects from fundraising and charity events to business development proposals, he has gained an appreciation for the small pieces of data that can make or break a project.
A former financial analyst and economist, Byron began preparing reserve studies in 2008 and founded GeoReserves in 2016. He has prepared over 1,250 reserve studies in seven different states across the country, primarily focusing in Nevada, Arizona, and Utah. He has taught classes on reserve studies, economics, geographic information systems and other financial topics not just to community managers, but to various business leaders in Southern Nevada and Utah. He is actively involved with the Nevada chapter of Community Association Institute (CAI) and has helped revise the reserve study standards of practice for the Association of Professional Reserve Analysts (APRA).
Byron was born and raised in Las Vegas, NV and has a bachelor’s degree in Finance and master’s degree in Economics from UNLV. Having worked as a financial analyst for a major hotel and casino on the Las Vegas Strip, he has budgeted and forecasted revenues and expenses in the millions of dollars range. In addition, as an economist he worked on a wide range of projects including the economic impact of a new football stadium, market analysis for commercial real estate, tax analysis, litigation support and general economic forecasting.NV Permit #: RSS.072

Tyler joined GeoReserves in 2023 and began training under Byron. He quickly learned the complexities and nuances of the HOA industries and the importance of reserve studies. Tyler has made it his mission to look past the study and appreciate the people behind the numbers, the board members and managers, the work tirelessly to ensure the success of their associations. By working in tandem with the managers and board members Tyler ensures that he not only puts out the most accurate study, but the study that will ensure the long-term success of the community association.
